Why asphalt needs sealing in Ontario

How often should asphalt be sealed in Ontario?

Every 2–3 years. Ontario’s salt-and-plow winters are hard on asphalt — sealing on that cycle keeps water out of the cracks and the surface binder protected without over-coating.

What’s the difference between tar-based and water-based sealer?

Tar-based (coal-tar/oil) sealer penetrates and bonds with the asphalt for a deeper black finish and better resistance to salt, gas and oil. Water-based acrylics sit on top and typically fade and wear faster. We use high-grade tar-based liquid asphalt on every job.

Is new asphalt sealed right away?

No — fresh asphalt needs to cure before its first seal, typically a season or two after paving. If your driveway is new, we’ll tell you honestly on the free quote whether it’s ready.

How long does asphalt sealing take?

Most residential driveways are done in a single visit — edging, cleaning, crack filling, masking, sealing and flag-taping included. Plan for 24–48 hours off the surface while it cures.
