Salt, UV, water and freeze-thaw cycles destroy unprotected asphalt. A professional tar-based seal keeps water out of the cracks, restores the deep black finish and adds years to your driveway.

Asphalt is flexible by design — but Ontario's freeze-thaw winters work against it. Water gets into hairline cracks, freezes, expands, and turns small flaws into alligatored patches and potholes. Road salt and UV dry out the surface binder, which is why unsealed asphalt fades from black to brittle grey.
Sealing locks the surface: we fill every visible crack first, then apply high-grade tar-based liquid asphalt in one even coat. The result is a jet-black surface that sheds water instead of drinking it — and a driveway that reaches the far end of its lifespan instead of an early repave.

Every 2–3 years. Ontario’s salt-and-plow winters are hard on asphalt — sealing on that cycle keeps water out of the cracks and the surface binder protected without over-coating.
Tar-based (coal-tar/oil) sealer penetrates and bonds with the asphalt for a deeper black finish and better resistance to salt, gas and oil. Water-based acrylics sit on top and typically fade and wear faster. We use high-grade tar-based liquid asphalt on every job.
No — fresh asphalt needs to cure before its first seal, typically a season or two after paving. If your driveway is new, we’ll tell you honestly on the free quote whether it’s ready.
Most residential driveways are done in a single visit — edging, cleaning, crack filling, masking, sealing and flag-taping included. Plan for 24–48 hours off the surface while it cures.
